Alteration and Additional Works

(Refer to Renovation Manual)
Please take note that before you complete any works that you may propose within your premises make sure that your proposal complies with the Building Bye-Laws or other relevant Government Regulations. It is the Owners/Occupiers’ responsibility to obtain the necessary approvals from the authorities concerned.

Any modification that may contravene any statutes/regulations may have to be reinstated at Owners/Occupiers’ cost. In any event, no alteration or addition can be carried out without the prior written consent of Building management. In no circumstances are Owners/Occupiers’ permitted to make any structural alterations to their premises. They should not interfere with the fire service, air-conditioning, electrical and drainage systems without first obtaining the Building Management’s written approval.

Dumping of Materials

No dumping of waste materials, or any waste whatsoever is permitted within the building boundaries or adjoining areas.Please note that where waste is deposited in breach of the above then the Owners/Occupiers’ will be liable for all costs incurred in removal of the waste as necessary.

Loading and Unloading

Loading and unloading of goods shall be carried out in such manner and during such time as from time to time designated by The Building Management. Generally loading/unloading activity will be only permitted during the following hours :

8.00 a.m. to 6.00 p.m.         Mondays to Fridays
8.00 a.m. to 1.00 p.m.         Saturdays

Any request outside the permitted time is subject to Building Management Approval.

Use of Lifts

No Owners/Occupiers’ or any of the Owners/Occupiers’ servants, employees, agents, visitors or licensees shall bring into any passenger lift of the building any bulky parcels, food trays, tiffin carriers or other space-occupying and hazardous items. The service lift is designated for movement of such items and the prior approval of the Building Manager is to be obtained should use of this lift be required.

(Refer to item 13 for seeking Building Manager’s approval).

Canvassing and Peddling

Canvassing and peddling in the building is strictly prohibited and each tenant shall cooperate in preventing such occurrence.

Erection of Flagpoles or Aerials

Unless with the written consent of Building Management, no flagpoles or aerials shall be erected, and no flags shall flown from windows or elsewhere in or upon the building. 

Animals

No animals or pets are permitted into the building.

Cooking

No preparation or cooking of food is allowed within the premises, unless as otherwise permitted or approved by Building Management.

Goods

Owners/Occupiers’ are not permitted to store any dangerous or inflammable goods within the building.

Nuisance

Owners/Occupiers’ shall not cause or permit any noise. Music or smell, which is, or may be nuisance or of annoyance to the other occupants of the building.

Access of Premises after Normal Business Hours

If your staff requires access to the building after normal business hours frequently, please ensure that the personnel’s detail are registered with the security personnel. You will understand that this measure is designated for the better security of the building generally, and for the common good.

Obstruction at Public Areas

The lift lobby on each office floor is under management and control of the Property Management Office. Owners/Occupiers’ are strictly prohibited from storing goods or obstructing this area and all other public/common areas.

Moving / Shifting Goods

Prior to moving out from your office, or anywhere in the building, a Letter of Authorisation will have to be submitted to the Building Manager. Without this Letter of Authorisation, your staff/contractor will be stopped from removing/shifting such goods. Should prolonged use of lift exceeding fifteen (15) minutes to be contemplated; twenty-four (24) hours advance notice must be given to the Building Manager.

Refuse Disposal

All rubbish are to be properly wrapped in plastic rubbish bags and disposed off by respective tenants unit(s). Refuse disposal bins are available at LG2. Building cleaners will only attend to common area rubbish disposal.

Notice

Owners/Occupiers’ are not allowed to paste any notices in the building without the approval of the Building Management.

Circulars

The Building Management will from time to time forward circulars to tenants regarding certain repairs/issues which may affect tenants directly. Owners/Occupiers are expected to circulate these to all staff within their organization.

No Smoking

In line with the Control of Tobacco regulations 1993 banning smoking at gazetted areas (which includes lifts and air-conditioned restaurants), Owners/Occupiers’ are required to inform and educate all staff in their Organisation to abstain from smoking in the lifts and air-conditioned area.

Amendments to The Rules

The rules listed herein may be amended, deleted or added to, by the Building Management from time to time when deemed necessary, in order to maintain proper standards for the building, and to properly protect the interest of all Owners/Occupiers’ and Building Management.

Signs

Unless specially permitted to do so under Sale and Purchase Agreement, no Owner/Occupiers’ is allowed to display signs in the common areas of the building. The Property Management shall have absolute discretion on the signs that will be allowed to be displayed by any Owner/Occupier and shall have the right to impose conditions in connection with any permitted displays as it sees fit in the circumstances. Unless approved by the Building Management, no handwritten signage may be displayed.

Windows / External Glass

All windows must remain closed at all timed when the central air conditioning system is operation and no attachments are to be made to the external glass.

Unauthorised Persons

Entry to the Building will be refused to persons who are :-

Not properly attired
Carrying animals
Selling or distributing pamphlets
Carrying firearms, weapons and hazardous materials.

The Building Management shall have the absolute discretion to stop any person who is considered to be undesirable from entering the building.

Smoke Lobby Doors

To maintain the effectiveness of the fire prevention system, smoke lobby doors must be kept close at all time.

Minor Repairs

For the convenience of Owners/Occupiers’, the Building Management can undertake certain minor repair jobs on Owner’s/Occupier’s premises subject to agreed term and charges.
